Phase 3 are made of gentle rolling hills with elevation from 50m to 180m. It consist of mainly flat land with small elevation of less than 10º. The highest elevation is around 20º

We have experienced temperature around 20ºC in the morning and night time. On a normal day, we experienced consistent temperature of 30ºC to 33ºC with good breeze. In the morning, sea of fogs and mist would drift from South to North accompanied by gentle breeze.

Tenaga Nasional Berhad (TNB) and Pengurusan Air Pahang (PAIP) will be available. PAIP supply will be crossing every lot. We will supply to you two (2) years of FREE spring water but owner would have to carry out own connection to our existing ponds.

• For TNB, the connection charges depends on the contractor you engaged. It will varies according to the location of the lot and the required power.
• For PAIP water, the connection charges are RM4,500.00 (RM2,500 – Meter Installation (non-refundable) & RM2,000 deposit) The supply rate for PAIP is RM1.75 per m3

Yes, guardhouses are stationed on all entrances. Only vehicles with The Valley sticker are allowed access.

Yes, you would need to carry out proper submission to local authority

We will obtain Development Order (DO) and sub-division approval from Pejabat Tanah to get the individual land title. Once the individual titles are ready, we will send it to Bank Pertanian Berhad as the land is charged under Bank Pertanian Berhad.

Yes, you are not allowed to build bird nest house and crematorium.

The maintenance fee is RM200.00 per acre per month. For example, if your lot is 1.5 acres in size, you would be paying RM300.00 per month.

Financing and loan are available for the purchase of The Valley. Our panel bank, Bank Pertanian Berhad will be ever ready to assist in your application. Financing up to 90% are available and are subjected to your credit rating, and bank's policies.

Yes, you are eligible to buy from us. Your purchase amount needs to be minimum of RM1,000,000 and you are required to seek consent from the local state government. The cost shall be borne by you.
